Frequently asked questions for property management firms
Do you invoice per building, or one single invoice for my whole portfolio?
Each community gets its own invoice, itemising the services it has contracted, even though you manage several buildings with us. That way every residents' association sees exactly what its own community pays, without it being mixed with the rest of your portfolio.
Do I need a separate contract for each community?
Yes, each community signs its own service contract (they're separate legal entities), but you keep the same point of contact and the same service standard across every building you manage with us, so adding a new one doesn't mean renegotiating from scratch.
If an issue affects several communities in my portfolio, who do I contact?
Your usual contact at Imora: there's no need to report separately to a different concierge, cleaning company and technician at each building. A single team coordinates the response even though the communities are legally independent.
Can I add a new building without renegotiating the terms of the others?
Yes, each new building is quoted based on the services that specific community needs, but we apply the same reporting process and the same service standard you already know from the rest of your portfolio, without having to re-explain how you work.
What if a community in my portfolio already has a service contracted with another provider?
We can step in only for the services the community decides to outsource to us, and coordinate the handover with the outgoing provider so there's no coverage gap during the switch.
Do I get a single report covering all my communities, or do I need to check building by building?
Your contact at Imora knows the status of every community in your portfolio, so you can ask for a combined view instead of having to ask service by service and building by building.
Does the inspection team visit all my buildings, or only the ones with problems?
